In and around Coeur d’Alene, Idaho there is a bit of shift in the real estate. Condos are suddenly becoming popular in and around this region of Idaho. If you visit Coeur d’Alene you will see that it is full of high rise buildings in the downtown area while the midtown and areas to the north are full of town homes and stacked condominiums. There is no doubt that there is a lot of housing to choose from. Whether you are looking for a full time home or ski condos you will likely find what you are looking for in the area. Contractors in the area are under the impression that ski condos are the new way to build in this area of Idaho because baby boomers are looking for places to enjoy winter skiing conditions as well as beautiful summer conditions, and what better place is there than Coeur d’Alene?
Ski condos are appealing to those that are nearing retirement because they typically do not want homes with yards and a lot of maintenance. Instead, baby boomers are looking for homes they can invest in now, but lock up and walk away from when ever they are ready. If these are just going to be seasonal homes many people also realize that they can rent their condos for the rest of the year for supplemental income.
There are two big neighborhoods of condominiums in the area, including Lake Forest Town homes and Pheasant Run Condominiums. Some realtors suggest that these are hard to sell, but there is a definite trend toward them because of the appealing benefits mentioned above. Prices generally start around $175,000 and go up over $200,000. The condominiums range from two bedrooms to three bedrooms with substantial square footage. Downtown you can find condominiums at Helena Vieira that would make great ski homes, but they are much pricier, starting at $745,000 but substantially bigger.
With so many great ski condos on the market, buyers will find that the area is really a buyer’s market. You can pick and choose which ski homes are located in the areas that you are interested in and meet your price requirements. You may want a ski in ski out property, if so you wouldn’t be looking at the homes downtown. There is a lot to look at, and the popularity of the ski condos and vacation homes will only continue to grow as more and more baby boomers retire and look for this type of housing.
